Legionella bacteria can thrive in improperly managed water systems, posing a serious health risk to anyone exposed. That’s why Legionella risk assessments are a vital step in maintaining safety and legal compliance for businesses, landlords, and property managers across the UK.

At our company, we’ve developed our in-house software to streamline the Legionella risk assessment process. This ensures that every report is delivered in a consistent, easy-to-read format – and, more importantly, turned around quickly and efficiently.

Following UK Health and Safety Guidelines

Our assessments are carried out in full compliance with the Health and Safety Executive’s (HSE) ACoP L8 guidance, titled “Legionnaires’ disease: The control of legionella bacteria in water systems.” This document outlines the necessary procedures for identifying and mitigating the risk of legionella exposure in any workplace or premises with a water system.

Whether you’re an employer, a self-employed person, or a landlord responsible for a property’s water systems, you have a legal duty to assess and manage the risk of legionella.

What Does a Legionella Risk Assessment Involve?

A proper Legionella risk assessment involves identifying potential sources of legionella bacteria in water systems, evaluating the risks, and outlining practical control measures. If complete prevention isn’t feasible, the assessment must detail how exposure will be controlled to reduce risk as far as reasonably practicable.

This process includes:

  • Identifying any potential hazards in your water system
  • Evaluating who might be at risk and how
  • Deciding what control measures are needed
  • Keeping records of the findings
  • Reviewing the assessment regularly

If there’s no foreseeable risk or if the risk is insignificant and unlikely to increase, then no further action may be required. However, should the water system or building use change in future, the risk assessment must be reviewed and updated accordingly.
